PHASE I ENVIRONMENTAL SITE ASSESSMENTS (ESAs)

Pioneer has performed Phase I Environmental Site Assessments at an incredibly broad range of properties, with over 10,000 sites investigated for due diligence purposes.

Being based in the Midwest, we have developed an adeptness at assessing risks and contamination issues at heavy industrial and metal processing facilities, such as machine shops, foundries and plating and coating operations. However, our experience includes investigating innumerable types of complex sites located across the country, including Silicon Valley tech companies, large-scale agricultural processing and research facilities, tanneries and bulk chemical shipping terminals.

Pioneer’s Phase Is can also be customized to suit a client’s or particular lender or governmental agency’s specific scope or guidance document. An evaluation of certain “business environmental risks” can be incorporated into the Phase I investigation or assessed on a stand-alone basis. Pioneer employs licensed asbestos building and lead-based paint inspectors and has evaluated a wide array of sites for these purposes, often in preparation of renovation or demolition activities.
